I was leaning over a friends garden gate this morning, watching the bees hover over the lavender, when a thought struck me. Choosing a home is a bit like choosing a winter coat in August. You’re looking at something now, trying to imagine how it’ll feel when the weather changes, and wondering if you’re getting a good deal before the autumn rush.

I’ll be honest with you, many people think the property market is about to go into a deep freeze because things feel a bit quieter. But here is my contrarian take... I think we are actually entering the 'Goldilocks' zone. Not too hot, not too cold, but just right for people who actually want to move, rather than just gamble on prices.

The National Pulse

If we look across the whole of the UK, the average price of a home has ticked up to £287,003. To put that in perspective, back in March 2021, that same average home would have cost you around £248,983. Even with all the ups and downs we’ve had lately, houses are worth significantly more now than they were five years ago.

Did you know that over the last month, prices nudged up by about 0.28%? It sounds like a tiny amount, barely the cost of a fancy sourdough loaf in the grand scheme of things... but it shows that the market is still climbing the hill, albeit at a steady walking pace rather than a sprint.

The Magic Number: 3.75%

The 'big boss' of the money world, the Bank of England, hasn’t moved the base rate since 18 December 2025. It’s sitting at 3.75%.

Now, why does that matter to you over your morning brew? Well, the base rate is basically the 'price' of borrowing money. Because it’s stayed the same for so long, banks are feeling more confident. They aren't jumping at shadows anymore. We saw 58,200 mortgages get the green light this month. While that’s a little lower than the 63,500 we saw in June, it tells us that tens of thousands of people are still signing on the dotted line and moving house.

Is Life Getting Cheaper?

Here is a surprising fact: for the first time in a while, our wages are growing faster than the price of milk, bread, and electricity. Wages went up by 3.5%, while the cost of living (inflation) is at 2.8%. This is brilliant news for the property market because it means people have a little more "jingle" in their pockets at the end of the month, making those mortgage payments feel a bit less scary.

You might wonder how these big national numbers affect us here in Sawbridgeworth. Think of the national market like the tide at the beach. When the tide comes in (national prices go up or interest rates stay steady), all the boats in the harbour rise together.

For the rest of 2026, I expect we’ll see more of this steady, sensible behaviour. It’s a great time for 'movers', people who are selling one and buying another because the gap between the two isn't jumping around wildly.
